Unlocking the Potential: Embrace the Power of the Summer Selling Season

Let's delve into the topic of selling your home during the summer months. Many individuals hold the belief that summertime is not ideal for putting your home on the market. They argue that the scorching market and reduced number of potential buyers make it an unfavorable season. During summer, numerous people tend to flee town to escape the heat and only return in the fall. Given these factors, should you avoid this time of the year altogether?

However, it is crucial to note that this assumption holds true mainly for 55-plus communities. In these particular areas, spring and fall typically witness a higher number of buyers. Consequently, more homes are available for sale, as individuals within these communities wait until they are back in town to sell their properties. Consequently, the situation becomes a double-edged sword—more inventory but also heightened competition.

Here's an interesting fact: in the realm of Arizona real estate, there is no dead time. Unlike some regions where snow and sleet hinder real estate transactions, Arizona maintains a steady market even during Thanksgiving and Christmas. Selling 5,000 to 7,000 homes during these holiday periods is a testament to the thriving nature of the market.

It's worth mentioning that larger homes tend to dominate the summer market. These properties typically range from around 2,500 to 4,500 square feet. Families residing in such homes often prefer to move during the summer when their children are out of school. Historically, June, July, and August witness a higher number of home sales compared to any other three-month period in the year.

Additionally, when families sell their homes, they often find themselves in need of a new abode. Some individuals may be transitioning to empty nesters and seek to downsize. As a result, they begin searching for homes in 55-plus communities, usually with fewer bedrooms and all on a single floor. Therefore, there exists a demand for homes in these communities during the summer months, attracting not only local buyers but also individuals relocating from out of state.

The real estate market in Arizona boasts an enticing aspect—it remains lively and active throughout the year. So, if you're contemplating selling your home in the summer, don't be deterred by misconceptions. The statistics indicate a bustling market, offering opportunities for both buyers and sellers alike.
